DUBLIN, Ohio (WCMH) -- A prominent central Ohio real estate developer is altering its plan to build townhomes in Dublin's Bridge Park.
Dublin-based Crawford Hoying has resubmitted a proposal to construct 42 townhomes at the intersection of John Shields Parkway and Mooney Street. While Crawford Hoying initially received city approval in 2016 to build the Bridge Park townhomes, changing market conditions forced the company to re-evaluate the development before construction began.
"In the new plan, we are utilizing different unit style, and we have modified vehicular access," the company said in a letter to Dublin's Planning and Zoning Commission, who gave an initial review of the resubmittal on Thursday. "The new unit style is designed with high-quality materials that will complement the existing structures."
A rendering in the proposal shows that open green space will separate the townhomes from John Shields Parkway and Grand of Dublin Health and Rehabilitation. Each townhome will be three stories high and include an interior garage, and residents will also have the option to upgrade to a roof terrace.
Crawford Hoying is advancing this proposal while also aiming to build a mixed-use townhome development next to a cemetery near Bridge Park. A proposal calls for the construction of nine clusters of townhomes across 6.77 acres on both sides of Monterey Drive, to the left of the city cemetery.
The townhomes would feature 53 units with four clusters to the left of the city cemetery and the remaining five clusters across Monterey Drive. Crawford's proposal notes that a 0.62-acre tract would be dedicated to the city for the expansion of the cemetery.
Late last year, the development company announced its collaboration with Cameron Mitchell Restaurants for a mixed-use project in Bridge Park will now feature an office building instead of condos. The tower was planned to sit next to a boutique hotel with a new Cameron Mitchell restaurant, to be located southeast of the State Route 161 roundabout at Riverside Drive and West Granville Road.
The office space on the 3.8-acre site will span 90,000 square feet, according to an agreement approved by Dublin City Council on Nov. 21. A central concourse will connect the building to Mitchell's hotel housing 115 rooms, 14,000 square feet of retail and restaurant space, and a 370-space parking garage.
