Mortgage rates have been holding steady so far this week, but they could fluctuate on Thursday when the Bureau of Labor Statistics releases June's Consumer Price Index data. If this index shows that inflation slowed last month, rates could ease. But if it comes in hotter than expected, we may see rates tick up.
Last month, 30-year mortgage rates averaged 6.58%, according to Zillow data. Rates have been trending a bit higher so far this month, but they're still expected to decrease overall throughout the remainder of 2024.
As inflation slows and the Federal Reserve is able to start lowering the federal funds rate, mortgage rates are expected to go down. Thursday's CPI data will give us an updated look at how inflation is trending this year.

Mortgage rates started ticking up from historic lows in the second half of 2021 and increased dramatically in 2022 and throughout most of 2023.

Fannie Mae researchers expect prices to increase 4.8% in 2024 and 1.5% in 2025, while the Mortgage Bankers Association expects a 4.5% increase in 2024 and a 3.3% increase in 2024.
