Real estate magnate Niranjan Hiranandani recently unveiled his 25,000-square-foot penthouse in Powai, setting a new benchmark for opulent living.

Hiranandani shared his inspiration and vision for creating this luxurious space, shaped by his experiences with Mumbai’s infrastructural challenges.
Reflecting on his early days in Lokhandwala Complex, Andheri, Hiranandani explained, “We built 11 buildings there, but the roads were poor, there were no streetlights, no proper drainage systems, and no reliable water supply. I realized that I wanted to create something better—an entire township where everything was thoughtfully planned and built by me.” This vision led to the creation of Hiranandani Gardens in Powai, a self-sufficient community featuring well-constructed roads, efficient utilities, and lush greenery.
The penthouse, perched high above the city, offers stunning views of both Powai and Vihar lakes—an exceptional feature in Mumbai. The estate also boasts a unique microclimate, with temperatures about 2°C cooler than the rest of the city, thanks to its expansive green cover and meticulous urban planning.
During the interview, Hegde explored not just the penthouse but also sought Hiranandani’s insights on real estate investment. Hiranandani emphasized the importance of homeownership, saying, “Buying a house is not just about having a place to live; it’s an investment in your future and security.” He advised potential homeowners to consider their financial capacity carefully, recommending that the cost of the house should ideally be no more than five times their annual income.
“For example,” he explained, “if you’re considering a home worth Rs. 1 crore, your annual income should be around Rs. 20 lakh. This balance ensures financial stability and allows for manageable EMIs and down payments.”
