SARATOGA SPRINGS, N.Y. (NEWS10) -- After three years, the city of Saratoga Springs has passed its first-ever comprehensive short-term rental regulations. The City Council approved the regulations in a unanimous 5-0 vote.
“I am gratified with the outcome after three years of work with the community and two separate City Councils," said Commissioner of Accounts Dillon Moran. "The 5-0 vote validates that this is a truly balanced measure while also providing this and future councils the ability to adjust elements as we learn more about this market and its impact on our community.”
Here's what the short-term rental regulations are:
- Primary and non-primary residences may be leased for a total of 150 days within a year. These do not have to be consecutive days.
- Property owners need a short-term rental license from the city before renting or leasing a property. Owners need a license by June 1, 2025.
- License applications can be made in writing or submitted electronically through the city website. The license application must include:
- Owner list
- Proof of ownership
- Affidavit Certification (on the property meeting state and city rules/laws)
- Proof of insurance
- Fire inspection report
- Property contact
- Application fee
- Short-term rentals need a property contact, must comply with the occupancy limit, and need a valid inspection and permit record from the City Fire Department and City Accounts Department.
According to the city, these new regulations look to support responsible short-term rental operations while protecting neighborhood character and ensuring the safety of residents and visitors.
