DUBLIN, Ohio (WCMH) -- Bridge Park in Dublin could receive another major expansion that would span 5.4 acres and include office space, two condominium buildings and public green space.
Dublin-developer Crawford Hoying filed a proposal to build the expansion along Dale Drive and Bridge Park Avenue, a block occupied by parking lots and a former preschool. The proposal, which would represent one of the final phases in the original build-up of Bridge Park, is set to be reviewed by Dublin's Planning and Zoning Commission on Dec. 12.
"This new block in the development of Bridge Park continues the neighborhood along Bridge Park Avenue towards Sawmill Road," wrote EMHT, Crawford Hoying's engineer, in the proposal. "Block consists of four buildings including an office, two phases of condos, along with a parking garage to serve the overall 5.37-acre development."
The proposal calls for the office building to stand four stories and span more than 100,000 square feet, including about 10,000 square feet of restaurant space. A majority of the office is expected to be occupied by oil and gas producer Cenovus Energy, who said earlier this year it plans to relocate to Bridge Park in 2027.
A five-story building to the east of the office would mark the expansion's first condo phase, spanning 145,000 square feet with 89 units. The second five-story condo building would be built at a later date, given Crawford Hoying needs to buy this land from COTA who operates a "Park-and-Ride" lot on the site. The second building would span 122,500 square feet with 105 units.
The parking garage, also standing five stories, would be home to 534 parking spaces across 200,000 square feet and include electric-vehicle charging stations. EMHT also noted that an extensive green space would anchor the expansion between the office and the second condo building.
"The intention for the design of this public open space is a greener and more national environment, including benches, decking, greenspace, and a proposed revitalization of an existing stream bed to assist in the site's stormwater management strategy," the proposal said.
Crawford Hoying also submitted a proposal in September to construct townhomes at the intersection of John Shields Parkway and Mooney Street. While Crawford Hoying initially received city approval in 2016 to build the Bridge Park townhomes, changing market conditions forced the company to re-evaluate the development before construction began.
Indus Companies, a Columbus hotel firm, submitted plans in 2023 to expand Bridge Park to the north by constructing five buildings. The proposal called for a nine-story residential building connected to an eight-story residential building, a six-story office building, an eight-story hotel with ground-floor retail, a five-story parking garage with 801 spots and a park.
While Indus Companies' proposal has yet to receive Dublin approval, Crawford Hoying announced late last year a collaboration with Cameron Mitchell Restaurants for a mixed-use project will now feature an office building instead of condos. The tower was planned to sit next to a boutique hotel with a new Cameron Mitchell restaurant, to be located southeast of the State Route 161 roundabout at Riverside Drive and West Granville Road.
