A RENOVATIONS expert has revealed her top tips to transform derelict homes into a dream-worthy pad.
Dundee-based Jennifer Olivier started doing up properties ten years ago.
Her late mum left her some money after she sadly passed away which she decided to use to renovate properties.
Speaking to the Courier, Jennifer revealed her top ten renovation tips.
She recommended that rather than employ and manage lots of people it’s best to hire a lead tradesperson who will oversee the project.
She said: “A typical project might use between five and 12 different trades.
“Do not attempt to find these people individually and manage them yourself. Chaos will ensue.
“Rather find one lead trade, usually a joiner, and get them to recruit the people they work with.”
Jennifer also explained it is not wise to break the bank by using a fancy firm for an everyday project.
Taking recommendations from friends and listening to positive reviews is another tip she shares.
“A recommended person is likely to be busy for some considerable time. The good ones always are. Wait for them”, she added.
The renovations expert further advised that you need to stay on top of architect plans and make sure they are available for contractors.
Elsewhere Jennifer advised to always think about the “small” decisions such as where to place plug sockets – and take into consideration costs for rubbish removals.
She said: “Skips are expensive and permits might be required.
“Rules change between councils so find out in advance. Some charge per day what others charge per month. A man with a van service may prove to be more economical.”
Meanwhile, DIY fans should have a written contract that contains all the small print.
She finishes off her list by urging people to compare prices and be transparent with tradesmen on what is required.
Jennifer concludes by advising others to enjoy the process and the end result.
“Believe people when they tell you it will be worth it in the end. It always is”, she insists.
