Mortgage rates are down this week, with 30-year mortgage rates averaging around 6.30%, according to Zillow data. Rates are lower thanks to recent data showing that inflation slowed last month, and they should fall further as we get closer to a potential Federal Reserve rate cut.
As inflation continues to slow, the Fed is expected to start lowering the federal funds rate. This should remove some of the upward pressure off of mortgage rates and allow them to trend down.
In a speech at the Federal Reserve Bank of Kansas City on Wednesday, Fed Governor Christopher Waller noted the recent progress the central bank has made in getting inflation down and hinted that officials could soon start cutting rates as long as inflation continues to cool.
"[W]hile I don't believe we have reached our final destination, I do believe we are getting closer to the time when a cut in the policy rate is warranted," Waller said.
Currently, markets expect the first Fed cut to come in September, according to the CME FedWatch Tool. This means we may see mortgage rates decrease further as we approach fall.

The average 30-year fixed mortgage rate was 6.89% this week, according to Freddie Mac. This is six basis points lower than it was the week before.
