Mortgage rates are down a bit compared to where they were a month ago. Average 30-year mortgage rates have generally been hovering around the mid-6% range for most of June, and they're expected to inch down throughout the remainder of 2024.
Even though rates are down slightly this month, it may be a while before we see affordability noticeably improve. In its most recent mortgage rate forecast, the Mortgage Bankers Association predicted that 30-year rates won't drop below 6% until 2026.
Rates could fall faster than this, depending on how inflation trends in the coming months and years. High inflation and Federal Reserve rate hikes have kept mortgage rates high throughout the last couple of years. As inflation decelerates and the Fed is able to start lowering the federal funds rate, mortgage rates are expected to come down.
