Mortgage rates have been elevated over the last couple of months. Thirty-year mortgage rates have averaged 6.50% in March, just two basis points below where they were in February.
Forecasters at the Mortgage Bankers Association, Fannie Mae, the National Association of Realtors, and elsewhere have been predicting that mortgage rates will start trending lower soon. But they've remained stubbornly high in 2024.
So when exactly should borrowers expect some relief? It depends on the economy. Mortgage rates are expected to decrease as inflation slows and the Federal Reserve is able to start lowering the federal funds rate. Once we get a few more months of inflation data that policy makers can use to assess if the time is right to start easing the fed funds rate, forecasters will be able to predict a more precise timeline for mortgagte interest rate reductions.
The sooner the Fed can start cutting rates, the sooner mortgage rates will start to fall. At the moment, investors are anticipating that first cut to come at the Fed's June meeting, according to the CME FedWatch Tool. But hotter-than-expected inflation data in the next few months could push that timeline back and keep rates near their current levels.

Mortgage rates started ticking up from historic lows in the second half of 2021 and increased dramatically in 2022 and throughout most of 2023.
Many forecasts expect rates to fall this year now that inflation has been coming down. In the last 12 months, the Consumer Price Index rose by 3.2%, a significant slowdown compared when it peaked at 9.1% in 2022. But we'll likely need to see more slowing before rates can drop substantially.

Fannie Mae researchers expect prices to increase 3.20% in 2024 and 0.30% in 2025, while the Mortgage Bankers Association expects a 4.10% increase in 2024 and a 3.30% increase in 2024.
